Real Estate Auctions

Auctioneering that starts well before auction day.

I work alongside agents throughout the campaign to help prepare sellers and buyers for the moment that matters. On auction day, my focus is on creating confidence, encouraging genuine competition and, when required, using calm, considered negotiation to help bring buyer and seller together.

Auction creates a defined timeframe, builds urgency and gives buyers an opportunity to compete openly for the property.

For sellers, it provides valuable market feedback throughout the campaign and can create competition between buyers rather than negotiating with each one individually.

Importantly, auction is not just about what happens on auction day. A well-structured campaign gives the agent and seller greater clarity around buyer interest, price expectations and the market’s response to the property.

Calling the bids is only one part of the role.

A good auctioneer understands buyer behaviour, communicates clearly, reads the room and knows when to create momentum — and when to give buyers time.

They should also work closely with the agent and understand the campaign, the seller’s expectations and the likely buyers before auction day.

The best auctions feel clear, professional and comfortable for buyers to participate in, while still creating genuine competition.

My involvement begins well before I pick up the microphone.

I work with the agent to understand the property, campaign activity, buyer interest, offers, seller expectations and the likely dynamics of auction day.

We can also discuss potential scenarios in advance — strong competition, one bidder, slow bidding, pre-auction offers or the possibility of passing the property in.

The aim is simple: arrive at auction day prepared, rather than making important decisions for the first time under pressure.

Absolutely.

One of the most important parts of an auction campaign is making sure interested buyers understand the process and are genuinely ready to participate.

I can work with agents around buyer conversations, registration, bidding arrangements, deposit and settlement terms, documentation and what buyers can expect on the day.

This isn’t about putting pressure on buyers. It’s about removing uncertainty and helping them feel informed and confident enough to bid.

I see the auctioneer as part of the campaign, rather than someone who simply arrives to conduct the auction.

My approach is to work with the agent in the lead-up to auction day, understand what has happened throughout the campaign and help prepare for the different scenarios that may arise.

That can include discussing buyers, offers, seller expectations, bidding strategy and auction-day planning.

Ultimately, I want to make the process easier for the agent and ensure everyone arrives at auction day as prepared as possible.

Yes.

For many agents, the biggest barrier to using auction isn’t the auction itself — it’s knowing how to explain the method to sellers, handle buyer enquiry, discuss price, manage offers and structure the campaign.

I can work with individual agents or the wider team to make the auction process easier to understand and implement.

This can include practical training, campaign support and helping agents build confidence in the conversations that happen before, during and after an auction campaign.
